We will prepare agendas before, and distribute minutes after each meeting. Our standard program calls for 4 meetings per year, but we are flexible and built to suit your individual needs.

  • A: Based on Strata Council’s approval, we will contract out any required maintenance. We’ll have quotes submitted, and determine the most appropriate contractor based on service, pricing, and timing. All projects will be inspected before, after, and during the project should this be required.

A: We charge 10% of the rental income that we collect. We will offer discounts for multiple units under the same roof.

Q: How about lease-up fees? How much does Property Management West Vancouver charge?

A: We don’t charge lease up fees for unfurnished units with three-year rental management contracts. We charge minimal one-time fees for shorter term contracts. Please contact us for more details.

Q: Should I rent my place out furnished or unfurnished?

A: This is ultimately up to you. Fully furnished rentals usually take longer to rent out as they target smaller audiences, but can get you a higher rent dollar. The turnover is usually significantly higher with fully furnished rentals as well; many tenants are looking at renting for only one or two months which can increase the wear and tear on your unit. Keep in mind that most people have their own furniture, and don’t want to pay to put theirs in storage.

Q: How do you decide how much to rent a suite for? Do you decide, or do I decide?

A: Property Management West Vancouver will give you a free rental assessment for your home. We’ll look at other similar properties in the area and compare them to yours. From this market assessment we will determine a price range that we would be comfortable charging for your unit. It is then completely up to you if you want to use us, manage your unit yourself, or use another property management company.

Q: Who pays for the marketing of my rental unit? Who does the work?

A: Property Management West Vancouver will handle all of the marketing of your rental suite. We will take all of the necessary photos (unless you already have some good ones that you would like to provide), we’ll place lawn signs on and around your property (where permitted by bylaws), and build you fantastic online ads to ensure that thousands of eyeballs are looking at your property daily. We have a proven marketing system that we use for our own rental properties, and we tweak the ads daily depending on the results that we receive from prospective tenants.

Q: Do you need to be licensed to manage rental properties in BC? Can’t my friend manage my place for me since he lives down the block?

A: Property Management West Vancouver is fully licensed with the Real Estate Council of BC. By law, anyone managing rental real estate (unless they own 1/3 of an interest in that particular piece of real estate), must be licensed. Of course there are many unlicensed Property Management firms out there, but ultimately the risk is yours if you choose to deal with them.

A: Property Management West Vancouver will take care of all your maintenance needs. We have a long list of trusted contractors that can pretty much handle any situation that might arise. We have plumbers, electricians, appliance repair technicians, drywallers, general handymen, landscapers, roofers, carpenters, and gasfitters all available to us on short notice. We will work with you and offer preventative maintenance suggestions, and always try to get the best price and service for your job. If you are handy, or have friends who are contractors and prefer to handle some or all of the maintenance yourself, that works for us as well.

Q: How do you ensure that my property isn’t going to become a grow op?

A: Property Management West Vancouver has a very thorough tenant screening process. We have a detailed 4-page application that all tenants must sign beforehand. We run checks with previous landlords, ensuring that rents were paid on time and that the rental unit was kept in good condition. We verify current employment and employment history, and run credit checks on everyone, regardless of how good they look on paper. We are also very aware as to what growers are looking for in a rental property, and will watch these properties particularly closely. We even offer monthly or quarterly inspection services based on your needs.

Q: Who handles the monthly rent collection?

A: Property Management West Vancouver takes care of all monthly rent collections, holds the rents in a trust account, and then disburses them to you mid month less our fees and any expenses. We also handle all of the paperwork for tenants who decide to hold out rent on us.

Q: Does Property Management West Vancouver rent out unauthorized basement suites?

A: Absolutely! We actually specialize in dual suited properties, even if they are “illegal” suites. As investors, we know how critical extra suites are to generating cash flow, especially in the Vancouver area, and we know how to manage these properties. Of course these houses demand a more hands-on approach due to issues with utilities, parking, noise, etc., but we don’t mind as long as the place meets our safety standards.

A: Yes, we have many clients who live outside of the province, and many who live outside of the country. We will communicate with you via email, Skype, or phone if you like. For non-residents we will work with you in preparing all of the necessary forms such as NR4 and NR6 forms.
